Homes demolished, making way for “Leaside Common”

In 2021 the developer (Gairloch Developments) acquired 5 additional lots to the north and south of the original subject site and resubmitted their plans.

The number of proposed residential units has increased from 123 to 216. The previously proposed ground floor retail space has been replaced by 12 live-work units fronting on Bayview Avenue. UrbanToronto

Development application resubmitted for 80 Overlea Blvd

architectsAlliance has resubmitted plans for the new Ismaili Community Centre And Jamatkhana at 80 Overlea Boulevard.

This application for Site Plan Control proposes a four storey multipurpose facility, consisting of a community centre and place of worship having offices, meetings rooms, and two levels of underground parking.”

34-storey tower proposed for Bayview and Broadway Esso

A new proposal has been submitted for a 34-storey mixed use building with ground floor retail at 1840 Bayview Avenue.

35 storey tower proposed atop the new Leaside LRT Station

We knew it was going to happen, but now that there is a proposal to look at, it’s a little extraordinary to see. The new Leaside LRT Station will be integrated into the podium of the new development. According to the Application submitted to the City, it is described as a

“proposal for 35-storey mixed use building containing a total of 373 dwelling units and 541 square metres of retail space.

The subject site is currently occupied by the primary entrance to the Leaside station on the Eglinton Crosstown LRT line, which is scheduled to open in 2023 (1787 Bayview Avenue), and two multiplex residential buildings which are to be demolished and replaced as part of the new development (1779-1781 and 1783-1785 Bayview Avenue). …

The proposal will include a total of 373 residential units, comprised of 265 condominium units and 108 rental units (including 10 rental replacement units). … A total of 139 vehicular parking spaces are proposed on 4 levels of underground parking, including 129 residential spaces and 9 spaces for visitors and retail space combined, as well as 488 bicycle parking spaces on the ground floor and mezzanine.”

We think that including some red brick at street level might have been a nice touch on a tower located in Leaside. Also curious to know if a McDonald’s will return to this corner once all is said and done. Asking for a friend. 😉

5-Tower Community Proposed at Leslie and Eglinton Ave E

The City has received a proposal for a development for 1075, 1077 & 1083 Leslie Street, for five new residential and mixed-use buildings with heights ranging from 13- to 49-storeys containing a total of 1,846 dwelling units and a new 2,734 square metre (0.27 hectare) public park. 49 storey tower proposed at future Pape-Danforth subway

The proposal is to construct a new 49-storey mixed-use building with three levels of underground parking. The ground level includes a shared residential and office lobby as well as retail and commercial uses fronting onto Danforth Avenue and a portion of Pape Avenue. Office uses are proposed from the third to fifth floors and the residential use is proposed from the sixth to 49th floors. Above the 49th floor is the mechanical penthouse and an indoor and outdoor amenity space. Additional indoor amenity spaces are located on the sixth and seventh floors and an additional outdoor amenity space is proposed on the sixth floor with access to the indoor amenity space. The proposal includes a total of 496 dwelling units.

UrbanToronto reminds us that this will be the location of two subway lines in the future. “Already highly accessible via TTC’s Danforth Line 2 subway at Pape station immediately to the north, the station is targeted to have an interchange with the future Ontario Line around 2030. Several surface transit routes also serve the existing station.”

A myriad of development applications given the green light

Urbantoronto compiled a summary of new developments that received approvals in July. Included in the mix are some midtown towers and businesses.

Four two-storey retail plazas designed by Turner Fleischer Architects for SmartCentres REIT on Wicksteed Avenue at Laird Drive were approved. The main amendment was an ask by the City for $1.25 million from the developer to be put towards the expansion of Leaside Memorial Community Gardens and/or streetscape improvements in the vicinity of the site.

A 35-storey, 398-unit mixed-use residential building designed by Rosario Varacalli for Bazis will be located near the southwest corner of Mt Pleasant Road and Eglinton Avenue East in Midtown.

13, 27, 39, and 44-storey mixed-use condominium buildings will have a total of 1,361 units. Designed by Diamond Schmitt Architects for Wittington Properties Limited and Capital Developments, the development will be located on the southeast corner of Heath Street East and Yonge Street, in Toronto’s Deer Park neighbourhood.

A 40-storey, 419-unit mixed-use condominium building designed by IBI Group for Metropia will be located on the west side of Yonge Street north of Balmoral Avenue, in the Deer Park neighbourhood.

Designed by Kirshenblatt Urban Architecture for The Broadview Group, the eight-storey, mixed-use rental and condominium building will house 89 condo and 18 rental units. Located on the northwest corner of Broadview Avenue and Pretoria Avenue just north of Danforth Avenue.

46-storey tower proposed for Roehampton co-ownership

Capital and Metropia have applied to build a 46-Storey tower that would replace a mid-rise co-ownership building at 170 Roehampton Avenue. UrbanToronto update.

legalline.ca explains the concept of co-ownership buildings:

An alternative to co-operatives and condominiums is co-ownerships. Instead of shares in a corporation that owns the building, purchasers buy a percentage of the building’s real property, or “title”, becoming an “owner in common” with every other purchaser. This also comes with the right to occupy a specific unit.

In the co-ownership system, buyers are legally bound by the terms in their contract rather than by any legislative provisions, such as the Condominium Act. Like the co-operative, the co-ownership involves only one mortgage and one tax bill for the entire property, with each person being responsible for his or her proportionate share of the costs.

The Pemberton Group has submitted Zoning By-law and Site Plan Approval applications to the City of Toronto for its 1.42 hectare site located it 849 Eglinton Avenue East. The developer is proposing a redevelopment of the site with three buildings including a 32-storey residential mixed-use building, a 21-storey residential building, and a 6-storey office building, in addition to a new public park and private road. The site is located on the south side of Eglinton, east of Laird Drive.
